Objectives

The "Getting into rental property by setting up an SCI" training course is designed to provide you with the knowledge you need to set up and sustain a rental property business through a Société Civile Immobilière (SCI). This may be a primary or secondary activity. The aim is to master all the necessary parameters (legal, tax and operational) to optimize your chances of success by making the right choices, thus maximizing opportunities and minimizing risks.

Target audience & prerequisites

The "Getting started in rental property by creating an SCI" training course is aimed at everyone. A good understanding of the French language is required. In the event that the beneficiary does not have a perfect command of the French language, a French test may be proposed in order to adapt the course content.

The course

The "Getting into rental property by setting up an SCI" training course is divided into three half-day sessions (3h30).

  • Which status (income tax or corporation tax) and which options (VAT or no VAT) should you choose to optimize the profitability of an SCI? 
  • Can I have partners and, if so, who? 
  • What are the formalities involved in setting up a business? 
  • Do I need a chartered accountant or not?

  • How is the tax paid by an SCI calculated? 
  • How is income from an SCI taxed for partners? 
  • How is accounting managed? What returns should I file?
  • What about transmission?

The "Getting into rental property by setting up an SCI" training course is designed to provide you with the knowledge you need to set up and maintain a Société Civile Immobilière (SCI). The following three topics will be covered:

  • The legal dimension

    Which status (income tax or corporation tax) and which options (VAT or no VAT) should be chosen to optimize the profitability of an SCI? What formalities need to be carried out? Do I need a chartered accountant or not?
  • The tax dimension

    How is the tax paid by an SCI calculated? What is the tax treatment of SCI income for partners? How is accounting managed? What tax returns should be filed?
  • The operational dimension

    How to invest wisely? Which properties to choose and which to avoid (rental to professionals, individuals, tourists, etc.)? What are the risks and opportunities?

Teaching resources, methods and supervision techniques

During the "Getting into rental property by setting up an SCI" training course, the beneficiary is accompanied by a trainer. The trainer can use the following techniques in particular: 

  • Knowledge transfer

    Legal, tax, operational. 
  • Case studies

    Costed simulations based on selected scenarios. 
  • Sharing experiences

    The trainer is himself/herself a real estate investor. 

 

 

Ways of organizing distance learning

Distance learning will be carried out synchronously via a videoconferencing system chosen by ORIENTACTION. All participants must be equipped with a computer and an Internet connection to enable them to take part in the videoconference under optimum conditions.

 

 

Pedagogical and technical support and assistance

Support and assistance are provided by the same trainer who delivers the training. This support and assistance is provided by e-mail or, in an emergency, by telephone. The trainer's contact details are given to the beneficiary at the start of the course. The trainer must reply within 48 hours. If the trainer cannot be reached within this period, the beneficiary may contact the training manager, whose contact details are given in the Welcome Booklet.

 

 

Means for monitoring action implementation and results

  • At the end of the training, the beneficiary completes a certificate of attendance,
  • At the end of the training course, the beneficiary fills in a satisfaction questionnaire to assess the benefits of the training, 
  • At the end of the course, he/she also takes part in a knowledge assessment quiz.

 

People with disabilities

Training is open to all, and all situations of disability will be taken into account within the limits of the skills, human and material resources offered as part of the training provided. If ORIENTACTION does not have the material, technical or human resources to meet the needs of a disabled person, the latter will be referred either to the ORIENTACTION group's disability advisor, or to a partner organization in the ORIENTACTION network.

 

Access procedures and deadlines

All requests for services must be accompanied by a quotation specifying the amount of the service (including VAT) and the dates on which it is to be carried out. The estimate is sent in electronic format by e-mail, or by electronic means via the moncompteformation.gouv.fr application. Once the estimate has been accepted and the training contract or agreement has been signed, the service can begin with a minimum lead time of 14 calendar days. Contact your training consultant to set up your training schedule. 

Price and financing of your service

600 euros incl. VAT, including a half-day training session (3h30) with an experienced real estate investor (over 5 years' experience and more than 1M€ of committed investment), providing you with all the advice you need to successfully launch your rental real estate business, maximizing opportunities and minimizing risks.

Personalized coaching can be set up at the end of the course. 

Payment in 4 times free of charge or 10 times (with administration fee) possible.
