The training course “Getting Started in Rental Real Estate by Setting Up an SCI” is designed to provide participants with the knowledge needed to establish and sustain a rental real estate business through a Société Civile Immobilière (SCI). This business can be a primary or secondary venture. The goal is to master all the necessary aspects (legal, tax, and operational) to optimize your chances of success by making the right choices, thereby maximizing opportunities and minimizing risks.

The "Getting into rental property by setting up an SCI" training course is designed to provide you with the knowledge you need to set up and maintain a Société Civile Immobilière (SCI). The following three topics will be covered:
The legal aspects: Which tax status (individual income tax or corporate income tax) and which options (VAT or no VAT) should you choose to maximize the profitability of an SCI? What formalities need to be completed? Should you hire a certified public accountant?
Tax considerations: How is the tax paid by an SCI calculated? What tax rules apply to income derived from an SCI for its partners? How should the accounting be handled? What tax returns need to be filed?
The operational aspect: How can you invest wisely? Which properties should you choose and which should you avoid (renting to businesses, individuals, tourists, etc.)? What are the risks and opportunities?
Teaching resources, methods and supervision techniques
During the training course “Getting Started in Rental Real Estate by Setting Up an SCI,” participants are guided by an instructor. The instructor may use the following techniques, among others:
- Expertise: legal, tax, and operational.
- Case studies: cost estimates based on the selected scenarios.
- Sharing experiences: The trainer is a real estate investor themselves.
Conditions for distance learning
WAYS OF ORGANIZING DISTANCE LEARNING
Distance learning will be carried out synchronously via a videoconferencing system chosen by ORIENTACTION. All participants must be equipped with a computer and an Internet connection to enable them to take part in the videoconference under optimum conditions.
Pedagogical and technical support and assistance
Support and assistance are provided by the same instructor who conducts the training. This support and assistance are provided via email or, in case of an emergency, by phone. The instructor’s contact information is provided to the participant at the start of the training. The instructor must respond within 48 hours. If the trainer cannot be reached after this time has elapsed, the participant may contact the academic director, whose contact information is provided in the welcome booklet.
Means for monitoring action implementation and results
- At the end of the training, the beneficiary completes a certificate of attendance,
- At the end of the training, he or she also takes a knowledge assessment quiz,
- At the end of the training course, the beneficiary fills in a satisfaction questionnaire to assess the benefits of the training.

Training is open to all, and all situations of disability will be taken into account within the limits of the skills, human and material resources offered as part of the training provided. If ORIENTACTION does not have the material, technical and human resources to meet the needs of the disabled beneficiary, the latter will be referred either to the ORIENTACTION group's disability advisor, or to a partner organization in the ORIENTACTION network.

All training requests are accompanied by a quote specifying the total cost (including tax) of the training, as well as the dates of the sessions. The quote is sent electronically via email. Once the quote has been accepted and the training agreement signed, the training may begin.
